The practical side of owning at Coliving Semkovo, set out before you book a viewing.
Electricity connection pending. The apartments are renovated, but do not yet have a permanent electricity connection. The current target is around December 2026; this is not a guaranteed completion date.
Bank financing isn’t always an option. Matthias can finance your purchase directly with 20% down, 8% annual interest and a term of up to 7 years.

Discuss financing on WhatsAppA privately owned apartment in Block A, sold directly by Matthias Zeitler in its current condition. All three are renovated, have inverter AC and are partially furnished. The included furniture varies by apartment and is agreed with the owner.
The gross areas are those in the current sales list. Internal areas come from the original architectural drawings. A502’s loft is listed separately.
The 2026 estimate for Block A is €620 per apartment + €17.50 per m² per year for service and repairs. The fee is determined each year from actual maintenance, repair, security, cleaning and common-area operating costs.
Personal utilities, property taxes and other individual costs are additional. A mandatory service contract forms part of the sale at the notary.
A new transformer station has been built. There may be an additional one-time electricity connection charge, currently estimated at about €750 per apartment.
Budget separately for the transfer. The owner’s sales information estimates transaction costs at around 3% of the price, normally paid by the buyer, plus any legal or advisory fees. The final amount depends on the transaction.
Cooperative membership is optional and separate from owning an apartment. You can own an apartment without joining. Ownership provides access to your apartment block; access to Block C is governed separately by the cooperative.
Block C’s hospitality facilities are not included in the purchase and are not currently operational. Further investment and decisions about its future operation are still required.
The current membership terms list a €40/m² initial joining fee (not repayable), a €5/m² annual membership fee, and a €60/m² targeted contribution. Targeted-contribution repayment on exit is subject to the statutes and available funds.
Membership brings participation and voting rights, together with financial obligations and collective decisions. Confirm the current terms, applicable area basis and any further contributions before joining. Membership does not promise dividends or a financial return.
The plan extracts reproduce the original October 2023 architectural drawings. They help explain the layout; they are not a new measured survey of the renovated apartments. A502’s additional loft is not shown on the original plan.
Ask Matthias for the applicable service contract, title and apartment documents, the current inventory, any outstanding charges and the latest connection update. The service-contract template and cooperative statutes are available for a buyer’s review.
